Selective demolition removes only the materials that are too damaged, contaminated, or wet to restore. This allows drying and restoration work to reach affected areas without unnecessary demolition.
What the Job Involves
Technicians identify materials that cannot be properly dried or cleaned, such as saturated drywall, insulation, carpet padding, or damaged flooring. Removal is limited to the affected sections whenever possible.
Signs You Need It
- Saturated drywall
- Wet insulation behind walls
- Swollen or damaged flooring
- Contaminated porous materials
- Persistent moisture after extraction
- Hidden water damage behind finished surfaces
How the Work Goes
The affected areas are inspected and moisture readings are taken first. Damaged materials are carefully cut out or removed to expose wet areas and allow proper drying. Air movers and dehumidifiers are then used on remaining salvageable materials.
What Affects the Cost
Cost depends on the amount and type of material being removed, wall or ceiling access, flooring construction, insulation, contamination, and disposal requirements. More extensive hidden damage can increase the scope of demolition.
